Educational planning tool

Build a cleaner FMV discussion from your own inputs.

Enter daily rates from sources you believe may be comparable. The worksheet calculates a median, shows how your proposed rate compares, and totals the proposed rent. It does not choose the sources, verify comparability, set final FMV, or calculate tax savings.

Comparable-rate inputs

Use the same rate basis for each entry, such as a full meeting day. Record enough source detail outside this worksheet to let your tax professional understand when, where, and how each rate was offered.

This is a mathematical comparison only. It does not decide whether the sources are comparable or whether the proposed rate is appropriate.

Day-count reminder

IRC §280A(g) refers to a dwelling used as a residence and actually rented for less than 15 days during the taxable year. This worksheet counts only what you type. Ask your tax professional how all rental days and the rest of your facts affect the analysis.

Before using the numbers
Confirm the sources reflect a reasonably comparable use, market, date, duration, and amenity set.
Retain the original listings, screenshots, quotes, dates, and notes supporting the inputs.
Explain meaningful differences instead of treating the median as an automatic answer.
Have your tax professional review final FMV, eligibility, entity treatment, and reporting.
